Raleigh sellers can approach a market launch in different ways. Some properties benefit from a defined Coming Soon period before showings begin, while others are better positioned to move directly into Active status. Neither approach should be treated as automatically superior.
The stronger choice depends on whether the property is ready for buyer access and whether a pre-launch period accomplishes something meaningful for the seller.
When Coming Soon Marketing Can Make Sense
A Coming Soon period can make sense when the seller is ready to begin building awareness but the property is not yet ready for normal showing activity. Photography, final preparation, launch materials, repairs, staging, or scheduling may still be coordinated. As of July 2026, Doorify MLS rules limit Coming Soon status to no more than 14 calendar days and prohibit property showings and open houses during that period. Doorify’s Coming Soon guidance also states that Days on Market do not accumulate while the listing remains Coming Soon. Used intentionally, this creates a defined window in which awareness can begin while final launch preparation continues.When Going Straight to Active Can Make Sense
A property that is already fully prepared may have little strategic reason to delay buyer access. Active status makes the home available for sale and normal showings immediately. Going directly Active may be appropriate when photography and marketing are complete, property preparation is finished, the seller can accommodate showings, and the market strategy favors immediate exposure.The Real Comparison: Awareness vs. Immediate Access
The meaningful distinction is that Coming Soon separates awareness from showing access. Going directly Active begins marketing and buyer access without that separate pre-showing stage. A purposeful Coming Soon period can give buyers and agents time to notice an approaching listing. An unnecessary Coming Soon period can simply postpone showings on a property that is already prepared. Conversely, launching Active before photography, presentation, pricing, or seller logistics are ready may weaken the property’s initial market positioning.Marti Hampton’s Perspective on Pre-Launch Marketing

That history does not mean every Raleigh seller should use Coming Soon. It provides experience evaluating when a pre-launch period serves the property and when immediate Active exposure is the more logical strategy.
