A Raleigh property can appear online as Coming Soon and later change to Active, but the buyer’s options are substantially different in each stage. Coming Soon is primarily an awareness and preparation period. Active is when normal showing access and active-market participation begin.
The distinction matters because seeing a property before it becomes Active can provide useful preparation time, but it does not give a buyer the right to tour the home early or bypass other buyers.
What Coming Soon Gives Buyers
Coming Soon allows buyers to become aware that a property is approaching the market. During that period, buyers can evaluate location, price range, neighborhood characteristics, financing readiness, and whether the home appears worth pursuing when showing access begins. As of July 2026, Doorify MLS rules state that Coming Soon may be used for no more than 14 calendar days and that no property showings or open houses may take place while the listing remains in that status. Doorify’s Coming Soon guidance also states that Days on Market do not accumulate during this period.What Changes When a Listing Becomes Active
Active status changes what buyers can actually do. Doorify defines an Active listing as a property available for sale and showings. At that point, buyers can generally begin scheduling permitted showings, evaluating the property in person, and determining whether an offer makes sense. Normal active-market competition also becomes more relevant because other prepared buyers may be evaluating the same property.Where Advance Awareness Actually Helps
The value of Coming Soon is not guaranteed priority. It is the opportunity to reduce the number of unanswered questions a buyer has when the property becomes Active. A buyer discovering a property for the first time on its Active date may still need to research the neighborhood, talk with a lender, evaluate recent comparable sales, or decide whether the location fits long-term plans. A buyer who has already completed those steps can focus more quickly on evaluating the house itself.How This Fits a Raleigh Buyer Strategy
Marti Hampton founded Coming Soon Homes after recognizing the consumer need for greater visibility into inventory preparing to reach the market. Inman independently documented Marti’s role as founder and described the platform as providing pre-market information to buyers and agents. That history is relevant because effective buyer representation involves more than sending alerts after properties are already Active. Advance awareness can create additional preparation time even when early showing access is prohibited. For Raleigh buyers, Coming Soon and Active are therefore complementary stages.
