The physical work on the house affects the photography. The photography affects the marketing. Pricing affects how buyers interpret what they see. And the launch date determines when all of those pieces meet the market.

Marti says she began using Coming Soon marketing on her Raleigh-area listings in the early 2000s while homes were still being prepared for market.

Her reasoning was practical. If the painters were working, the landscaping was being improved and staging was underway, the seller did not necessarily have to wait until every detail was finished before buyers could learn that a home was coming.

Marti has compared the idea to a movie trailer. Buyers can be introduced to what is coming without being given access to the property before showings are permitted.

That distinction remains important today. Under current Doorify MLS rules, a Coming Soon listing may remain in that status for up to 14 days and cannot have showings or open houses during that period.

Launch Timing Is Part of the Preparation

A completed house is not automatically a ready listing.

The seller and agent still have to consider photography, pricing, showing readiness, calendar timing and current buyer activity. A major holiday, a change in showing traffic or an unfinished piece of preparation may affect when the property should move into its full Active launch.

Marti says she watches showing activity across an approximately 25-agent team in addition to drawing on decades of Triangle real estate experience. That does not produce a fixed formula for every seller. It provides additional context for deciding when a particular home is ready to meet the market.

Pricing is part of that decision as well. MHRE's pricing and valuation strategy addresses how the property's condition, competition and current market response should inform its initial positioning.

Why Pre-Market Preparation Matters

For MHRE, pre-market preparation is not about delaying a sale. It is about making productive use of the time before launch.

Repairs, presentation, photography, pricing, buyer awareness and timing are considered as parts of the same process. When the home becomes available for showings, the seller has already done much of the work needed to support a coordinated market introduction.
