Coming Soon Homes vs. Off-Market Homes: What’s the Difference for Raleigh Buyers?

What an Off-Market Home Means

Doorify currently recognizes specific arrangements that can limit exposure. For example, an Office Exclusive is not entered for general MLS cooperation or publicly marketed, while Limited Distribution allows a seller to delay public IDX and third-party portal exposure while making the property available within the MLS. Those arrangements should not simply be labeled Coming Soon. They operate under different rules and may provide different levels of visibility to buyers.

Where the Difference Matters for Raleigh Buyers

Coming Soon generally provides a defined path toward Active status. An off-market or limited-distribution opportunity may follow a different path depending on the seller’s instructions and listing arrangement. Neither category guarantees a buyer first position, a discounted price, or exclusive access. The meaningful advantage comes from understanding the property’s actual status and being prepared to act when action is permitted.
